Pre-Phase

Client is in need of a re-imagined space and the project is created.

Proposal is sent to Client for review, outlining the project specifics, deliverables, timeline and pricing.

  • 25% of investment is due upon retention.
  • FDA and the Client agree to work together on the project.

Phase 1

  • Work begins with exploratory discussions; discovering the project needs, the project site with zoning in mind and how FDA will integrate these aspects into a seamless, functioning and beautiful space.
  • Planning Questionnaire is provided to Client.
  • Project budget is discussed with Client.
  • A minimum of one site visit is required. 
  • With the exploration stage complete, FDA approaches the initial design through sketching, model massing, preliminary material selection, site study and programming.
  • Deliverables throughout this stage may be hand sketches, early digital design modeling, planning documentation & statistics.
  • FDA reveals design progress to Client and continues to develop the design by using client feedback and introducing more design detail.
  • Deliverables throughout this stage may include developed digital design documentation, rendered video project introduction and digital material palette suggestions.
  • 35% of investment is due upon design approval.
  • Once the Client is entirely comfortable with the direction of the design and all design aspects have been finalized, the design is approved with intent of project construction.
  • Deliverables throughout this stage may include complete digital design documentation, photo-realistic rendered images, photo-realistic rendered videos and physical material palette control samples.

Phase 2

  • This is a great time to start interviewing General Contractors to discuss the project, their fees and their management style.
  • In most cases, a General Contractor is suggested to be retained earlier in the Design Process in order to initiate the tendering process, project budgeting and pre-construction duties.
  • At this stage, multiple professional consultants are required to bring the proper level of talent, knowledge and efficiency to the project.
  • These consultants are interior designers & decorators, structural engineers, mechanical, electrical & plumbing engineers, landscape architects, building envelope engineers and any other specialty consultants required for the Scope of Work.
  • Once the documented design is submitted, 35% of the contract is due.
  • Design Documentation commences to specify and detail the project to the level required by the local authority to submit the design for a permit to construct.

The local authority receives and reviews the documents required toconstruct the project.

Phase 3

After the permit is submitted, FDA will further detail the project ensuring final construction details are included and Issued for Construction documents are provided to the General Contractor for construction and final budgeting purposes.

The local authority grants permission to construct the project.

Phase 4

General Contractor begins construction of the project.

  • During the construction process, it will be necessary to remain available to the client, general contractor and consultants to ensure the intent of the design stays intact; FDA is here the entire way!
  • Visits to site, answering Requests For Information, and providing Supplemental Information is included in this stage.

Finally, after much thought, work and determination, the project is complete and the Client enjoys the space that has been created by the design and construction team.

Post-phase

The Client has spent time experiencing the space and FDA visits the site to check on the project one year after completion. FDA listens to feedback from those who have enjoyed the space.
